Rental and Realty Group will arrange to meet with you on the property to perform a visual assessment on the condition of the home. We will then perform a CMA (Current Market Anaysis) on similar listings in the area. Coupled with the current condition of the home, we will let you know what the optimal rental value of the home should be to achieve maximum revenue.
Rental and Realty Group is aggressive in our marketing. Using up-to-date marketing and advertising software, we will export your listing to 100's of available listing websites, include favorites such as Zillow, Trulia, and Homes.com. The leads come straight to us! We will then arrange to show your property as an open house to collect numerous applications at the same time. This is great for owners, as numerous applicants that are interested in the same property could result in a higher than advertised rental price.
Rental and Realty Group performs several screening checks on our applicants. A Background and Criminal Background Check, Credit Check, and Income Verification, are performed on all applicants 18 years of age or older. We ensure that our future tenants do not have a history of fraudulent behavior, evictions, convictions, and unpaid rent.
Rental and Realty Group charges tenants a $1,200 minimum security deposit for all of our rentals. In cases where the monthly rental price exceeds $1,200, the security deposit increases to match the monthly rental price. Tenant security deposits are held in a non-interest bearing escrow account on the tenant's behalf. Once the tenant vacates the home, maintenance will walk the home to assess any tenant liable damages, and a claim against the security deposit for the reimbursement of damages would then be made.
Rental and Realty Group is a fully licensed Property Management Company and Brokerage. We prepare all the leases for our tenants utilizing a State of Florida approved lease template. Special considerations should be made known to Rental and Realty Group prior to the lease being signed by us and the new or renewing tenant. Special considerations may include a higher than usual security deposit, extra warrantied appliances, such as a washer/dryer, not wanting pets on the premises, etc... Rental and Realty Group will partner with you on what you should have stated on your lease to ensure you are protected.
Full Property Management & Rental Package:
Property Management monthly fee 10% under $1050 per month rental income (min. $70 per month)
Property Management monthly fee 8% over $1050 per month rental income (capped at $160 per month)
65% of ﬁrst month’s rent for securing a qualiﬁed prospect

What do we do?
Full inspection and walk through monthly service. Checks for mold issues, a/c system, irrigation service, hot water tank, plumbing leaks and pipes, water intrusion and penetration, security systems, pool, lawn, pest services provided, any repairs performed, mail collection and forwarding, report any problems, concerns or issues to owner, including photographic evidence.
All this performed by State Certified and Licensed Home Inspector.

We can work with your existing contractors for maintenance i.e. pool, pest, lawn or provide alternative quotes to replace if you are not happy with them.

Davenport Area Information
The first white settlement in the area now known as Davenport was in 1838 when the U.S. military set up Fort Davenport during the Second Seminole War, about 12 miles north of the present site of Davenport. The fort was one of a number built at 20 mile intervals along a trail from Fort Brooke to Fort Mellon. The fort only lasted a few years. The fort was named for Colonel William Davenport, who served as the local U.S. commander in the war. There is no known documentary evidence to support an alternative claim that the city was named for a railroad conductor. Source of Wikipedia
